If you’re thinking of buying a new home in Westchester or Putnam New York, there is a pretty high probability it is heated with an oil-fired system. A reliable home inspector will be the first person to check the overall condition of the heating system. However, before you purchase the home you may want to consider contacting an independent heating specialist who can survey the equipment and provide you with a more detailed report.
If you choose not to commission an independent survey, in the very least the general home inspection report should include details on:
- The tank age and current state of repair.
- Tank location and a confirmed schematic of the location of underground pipework. If you chose to alter the home in the future you need to know where the pipework is located.
- Is the tank compliant with the most up to date laws and building regulations?
- Access arrangements for filling. It is highly unusual but if the delivery pipe has to pass through your home many fuel companies may refuse to fill the tank.
Home Insurance
When arranging home insurance, make sure the policy covers loss of oil from a spill, rupture, or theft. And most importantly the policy should cover the arrangement and costs of spill clean-up which can be very expensive.
Additional Tips
- If the tank is over 20 years old, you might want to consider replacing the system.
- Be sure to keep a record of all service repairs and tune-ups made to the system in its lifetime as well as all warranties and receipts.
